Bigger deer and bigger deer herd will be what speeds up the leasing IMO I'm not sure how our areas that have decent numbers of mature bucks in the herd could get leased more heavily. We have made it worse than if it was more common in all areas like Ohio and Illinois. Not my battle, although I hate to see it

Our oldest (13) daughter has taken an interest in hunting and wants to start going after deer. By the way, she absolutely loves to fish and is very good at it. Anyway, I have nowhere within practical distance to take her so I figured that a lease would be money well spent. I checked out the website for a local lasing agent. He is an unpleasant (insert what you are thinking that I would really like to say) individual that I have had trouble with in the past. He hosed me out of a renewal a few years ago and I am confident it was because he found someone willing to pay more. However, he is the biggest player in the game around here and I don't see any other option right now. He has created some new requirements for leasing from him. One is $150 membership fee and the other is mandatory $215 insurance policy. So, that's $365 on top of the leasing cost. In my opinion, the membership fee is just greed and the insurance is not necessary. In the past, I have simply signed a waiver of liability. Am I being unreasonable to think this is all a bunch of malarky? I am familiar with the organization and what you are talking about and wasn't too fond of that approach either; requiring you pay a fee and become a member before you can view new leases that become available. Unfortunately, that outfit is a dominant player and controls a lot of leases, so if you want to play, you have to pay. There are a few other outfits out there that do not require any payment until you agree on a lease. I deal with one of these outfits and have had the same piece of ground leased for 8-9 years now. We have right to renew written right into the contract, with a max. amount that the price can escalate.

The days of āfreeā are pretty well over. My dear old dad had a saying āIf you want to dance you have to pay the fiddlerā. Just my humble opinion, but I`ve never paid for love, and I`d never pay to deer hunt either... I put a like on this post but heck, I bought 80 acres to hunt and play on so I guess I'm actually paying to hunt. I despise leasing but it's not going away. My problem is I am just too old, in my childhood days me and my dog could hunt anywhere around the house and no one cared " it's just the neighbor kid " they'd say.

I am not in the market to lease but if I were I only know of one co that does leasing. Could some one make a list or could we make a thread on leasing agency's for hunting ground and weather it was a good experience or bad. I know If I wanted to lease I would want to know about as meny co's as possible with reviews and there pricing policies/costs

I'd rather buy than lease if I could afford to. Buying means equity and appreciation.
Leasing means just that, leasing. I get why people lease as it's a lower cost way to enjoy the outdoors when you either can't find a piece to purchase or can't afford to purchase land.
Equity, appreciation and enjoyment are the trifecta of land ownership IMO...
Congratulations!

Myself yes Iād rather buy and I did but the one down side to having ground is neighbors that donāt have the same goals or hunt right on the line If that happens on a lease you can walk away for most of us itās a stretch just buy land let alone a few hundred acres that you could control a bit better

Good land management. See Don Higgins about this. Give them security and food and the deer have no reason to leave.

Comparing leasing vs owning in an either / or scenario does not make sense. Many folks can come up with a couple thousand dollars per year to lease a piece of ground to hunt on. Darned few can come up with a couple hundred grand to buy a piece.

That was my thoughts also about someone stealing a lease with more money.... not happening! I'm not saying with more money, it's not happening. I'm saying I'll pm you my address if you find someone. Heck she goes I may be able to steal one of them leases by outbidding with all the money I'll save. (She's not a member on here. I'm allowed to say what I want when she ain't around)

Our lease is through one of the major reputable outfits, we've had it for about eight years. Written right in the terms the landowner gets a small rent increase every year. So long as we have complied with all of the rules, we as renters have first rights to renew the lease every year without any games. If we renew the paperwork and pay on time, it's ours for another year.
If somebody wanted to pay 50% more than us, the landowner can't legally just kick us out and let the other guy in. He'd have to let our lease run it's course and then give us notice that the farm will no longer be available when lease expires. If a leasing agent started pulling stunts like that, he'd be cutting his own throat.
