I’ll take a photo of 31,000 for ya it’s not all up yet probably Tues they will have it framed up and roof on I can’t believe what it cost typically I’d have around 24,000 in a 2000 sq home 3 years ago that had all 9 foot walls with trays vaults Cathedral ceilings this house is 1880 and it’s got zip for trays vaulted or any thing a couple that has a very years under the belt is buying it they wanted something smaller easy to take care of still a nice home but fairly straight forward

Don’t have final numbers but when I did my lumber take off I was right under 31,000 sure don’t look like it Sitting here waiting on the owners to show up odd that are not here normally if you say 7 they are here at 630 waiting my kind of people speaking of I see them coming down the street

Some of the builders I work with flat out tell people dont build now it is a terrible time but they sell their houses and make a bunch of money and end up in rentals or pay-to-stays because they got the money to build. I think most of them just borrow more money around 1.5x more than 4 years ago. I dont get it

So what we building this time sir Screened in patio in the back yard. You will love that I have one on my house you walk out the slider into it with the deck off to the side and another slider onto the deck both sliders are out of the breakfast nook one of the best rooms for a cold one and sunset

Lowes wanted $85 for a 2x12x16 AC2 treated. Carter Lumber wants $52 for the same piece of wood. Shop around!!

I know I’m spending your money again might I suggest a ceiling fan with a light on it. You could probably tie on to the light on the right of your slider.
They are nice when you don’t have a breezy day I put them on all the speck homes I build all of them have some kind of covered porch or are screened in. Menards has wet area fans for 200 to 400 I’m sure Lowes or HD would have them. Are you running a short wall up around the porch or floor to ceiling screen? Also buy metal screen don’t buy fiberglass it stretch’s and does not hold up as well. Your doing good job sir not trying to tell ya what to do just telling ya the mistakes I’ve made over the years and I’ve made my fair share of them hopefully it saves you a buck or two

I bought fiberglass. That's all I could find in a large roll. When it's time to replace it I'll try to go to metal. The ceiling fan is a good idea but I don't think the budget will allow it. The supplies have been way more than expected. I've got $3500 worth of lumber, electrical, and roofing so far. There's still a lot left to get.

I understand it adds up unbelievably fast. I just redid my raised beds for the garden thought maybe a few hundred I’ll get done dang near a thousand before I got done. It’s looking good sir won’t be long till your sitting in your hot tub with a cold one in your hand instead of a hammer.
