I do not have any experience dealing with hunting leases, so I thought I would pick everyone's brain who does. A friend of mine has been hunting private property for a long time, and now they want to start charging for hunting access. I do not know what leases run per acre, so any assistance would be great.
Property is 80 acres in southern Indiana. Property is a rectangle and has a 30 acre field surrounded by woods. Lease allows year round access for all hunting seasons. I know prices can vary depending on location of property, composition of the property, population of animals, surrounding properties, etc

I’d say most leases are between $15-40/acre, but there’s a wide range.

Greg gave a realistic answer.
For what it's worth, I've hunted and killed deer in 12 southern IN counties. I'd rather hunt in Martin Co. than anywhere, period. I don't know what it is, but I just enjoy it more than anywhere else. I have a great place to hunt there, but it is a 90 minute drive from where I now live. I was recently informed that the landowner that let my party use an old, broken down cabin, is going to sell his two houses and land. We are going to make an offer on the houses separate from the land. The land that the houses sit on adjoin a 600 acre chunk of HNF. I'm all in if the price is even close to being affordable. His farm land and woods are well over 500 acres. We can't afford that, but the houses alone would suffice.

We around 37.5 in parke so that would be a 3k lease. And I worry about losing mine every year from some out of state willing to pay more. It gets frustrating I dont need the uncertainty and worry

Been looking for 4 years since I gave that lease up. Everything I found in Pike & warrick were pushing 50. Somebody want to give up info on these dirt cheap leases just let me know.

BTW… going though a third party will ALWAYS raise the cost!

Thanks for all the information. I will take all the information so far and whatever else gets posted to help my friend make an informed decision.
Here's a quick added question to leasing property. Is it being based off of hunt able/usable ground or entire property acreage? So in this case it is 80 acres, but only 50 is usable majority of the year due to crops.

3rd party will advertise it as entire property. If you are dealing direct with land owner you may be able to negotiate based on huntable land vs row crop

I live in Southern Indana. Last year the 200 acre wooded, private tract I hunted on for free for years was sold and immediately leased. The new landowner said he charged based on the tract size and the price for that land was $21/acre, and that price was slightly below market rates. It had already been leased before he even talked to me.

Boone, when u were getting ur seed from jeremy did he mention that lease to u in Medora bottoms? 750 leased for 26,000 by 3 guys. A third party leased it. I even asked 26,000 he said yes. Nuts!!
