I bought 21 acres for $2900 per acre last winter. There are still some deals out there. "Steiny" is correct here, guys!

I know where there is about 108 acres for sale in Sullivan county for under $1700 an acre. That is a good deal and I would jump on it, but right now I just can't do it.

Im not sure where alot of u guys are that are haveing trouble finding land to hunt on. where i am farmers want us the hunt the land the deer do to much damage to the land and crops. I lost my land a few months ago and i talked to a few of my former land owners neigbors and they all gave me the rights to the land and i do it all for free with the exp of one ..... he wants a couple deer roast hes to old to get out there he said. my last land was 87 ac. and now i have 130 +ac to hunt. Get good people to back you and the farmers will work with you.

Plus have an attorney draw up a disclaimer releiving the farmer of any and all liabilities of injury while you are on his property and show it when you ask for permission,,alot of farmers are so afraid of guys falling out of tree stands and getting hurt on their property and suing them is one of the big reasons they say no alot of times.

The DNR has a form in the guide book that does the same thing for FREE, plus Indiana is a Hunting at Will State, that means as long as you don't pay for hunting rights you can't sue the land owner. ".....as in the landowner doesn't collect money from hunters, they are free of any responsibilies forseen or unforseen from hunters." This an old law but still would hold ground espicailly in the times of leasing, etc.!

I have gotten several tracts to hunt just by hitting the local watering hole and buying a few drinks. Think about it. You are both on an even field not walking up to the house or barn. Its easy to strike up a conversation in a bar. Thats what people do there.

The land is out there, you just have to put in the time to find it. I lost 1200 acres when Honda came to town, but gained 900 back the next year by taking a farmers son during the Youth Season. This year we added land by asking for permission to coyote trap and was told to take all the coyotes we could as long as we took all the deer as possible at the same time.
Currently we have a bit over 2000 acres of private ground to hunt. There were some properties added this week that we haven't sat down a completely mapped out. These are areas we hunted growing up, and if we get all the farms again will put us to almost 3500 acres.
If you guys have the ability, become a Hunter Ed Instructor. I was shocked by the number of offers I got to hunt farmers ground just by teaching a few classes a year. This is how I met several of the land owners where I hunt and will get at least a couple offers a year for new places. It also really helps that I have Hunter Ed Instructor business cards that I hand the farmers when I am looking for new places to hunt.

So if I found some land what's a good price. Basically stripper hills and stuff but has some places that you could build a house. South West part of the state. Privacy plus city water and electric are close does that make a difference? With the economy looking like it is would now be a good time to buy or should I wait cause the price might go down? What do you guy's think?

What do you guy's think? Yes! Now's the time to buy if you have the money. Don't go into debt, as this is not a good time for that. What part of Southwest Indiana are you looking at? Becareful as you just might have a Highway or factory as neighbors. I've found that if there is city Water & Sewer, in the area, that usually means development.

Thats a great point & something to think about...... I think I would keep an eye on real estate prices until after the 1st quarter of the year. Prices might go lower, I don't think they are going up anytime soon.
