So my dream is to have my own piece of land to hunt in the near future. There is a lot to think about and a ton of questions. How much property does someone need? How much is too much to pay? How are taxes figured on a recreational property? Maybe some guys could share their experience with buying deer hunting land. Thanks for your time!

Most of it is personal preference and impossible to define.
A quarter acre that borders land locked public ground hunts pretty big. A 200 acre ag field in Tipton Co will cost more than 200 acres of woods in Southern Indiana. How close you are to big cities impacts cost. Good neighbors or trespassing poachers that dump trash on your property. Some guys are more worried about patrolling their land on opening weekend of gun than actually hunting.
Do you want to live on the land? Do you want to farm the land? If you put the land in a program like classified forest taxes are $1/acre but there are restrictions.
Just a few points to consider. We all have very different situations in life. What meets my criteria isn't going to be same as yours.
Real estate can be a good investment. Just do your homework and be realistic.

Spot on across the board, but know that enrollment in classified forests (or wildlands as they are now called by the state) don't lower rates on taxes, but on the assessments of that land to a VERY low cost. Most recent year the assessment per acre rate of enrolled land was $14.43 an acre. State's most recent memo from the DLGF on it for the 2021 assessments we all already received: www.in.gov/dlgf/files/210104-Wood-Memo-Assessment-Rate-of-Classified-Land.pdf

Mowing, up keep, maintaining that property. Quads tractors mowers rangers and equipment can get expensive real quick. Then, you have to maintenance all that equipment. Gonna need a place to do that in. Pole barn arent cheap. Pond on it? They are high maintenance as well.
Love my place but, owning property isn’t for everyone.

Taxes are minimal if you put the woods in "classified forest" or other govt program. Insurance is cheap or non-existent if you don't have buildings. I have no bldgs but some liability insurance in case some trespasser sues me for getting hurt/drowned - million bucks for a couple hundred a year.

I think it's got to be more affordable to buy an existing house with land than to own a separate parcel. When we bought our place, I know we got a lower price on the adjoining acreage because it was sold with the house.
Where we are now, we have about 1 acre of lawn and 45 acres of woods. It's a lot less maintenance than our old place, which was just 3 acres of lawn. I do spend more time on "improvements", but that's a want-to, not a have-to.
Insurance went up a bit because the house was larger, but taxes are half of the old place since it's out of the city. I'm not in any sort of conservation program, just because I don't want any outside constraints on the habitat work I have slowly been implementing.
It would be fun to have a bunch of equipment, but so far I've gotten by with just a couple riding lawn mowers, an electric weed eater, and an electric chain saw. I did have my FIL bring his tractor over to till up the food plot this year getting it started, but I intend to go 100% no-till from now on.

Property values vary a ton by area and type of property, that said in simplest terms the larger the tract the lower the per acre cost. We are currently in a upswing in property values for several factors as well (Low interest rates, high commodity prices and high demand). End day real estate is still one of the best long term investment one can make.

Even ag ground is cheep tax wise I think my insurance is about 250 for a million. I could be wrong I’ve had it for 20 plus years but believe I had to with the pond but that maybe my policy

It really comes down to what you want and can afford around here it’s 7 to 8 grand and that’s not good dirt probably more along the lines your looking for as far as hunting good farm dirt 12000 up .
I bought 38 acres with about 5 in woods sold a couple to my brother for his house built my home and pond then planted the rest in trees and cover took some time but now it’s become a great place for wildlife. The state helped offset the cost but I still shelled out a bunch of cash over the last 20 years worth every cent to me. No doubt I would of made more cash renting but this was a dream goal stupidity IDK but I’m glad I did it
It may of been cheeper to buy 40 acres of woods but not really doable here very few large tracts of woods and if there was it would be split in tracks and then sold

I guess you can say I got in on owning hunting ground early. I gave $19,900 for 60 acres with mineral rights around 1983. Married my wife in 78 and her family owned a 500 acre farm now split between her and her brother.

I'm in LaPorte county. 75mi east of Chicago. Minimum price is $15k an acre here now. Neighbors 74 acres sold for $860,000 10 years ago, and 13 and 19ac properties next to us went for $13k per acre before that. Freaking nuts. I turned down buying up to 39 acres mybnb place was split off of for $8,600/ac 15 years ago because I thought it was too much. HA! Should have bought it all and turned around and sold it myself. Stupid decision.

He just bought 25 more acres across the highway for 40k two years ago. He lives in Missouri and has plenty of money being a Doctor.

Lol Understand, I was just showing what land prices are around me. I live in Vanderburgh county and couldn’t afford any acreage here. I understand completely. It's easy for me to get wound up and very frustrated about this kind of stuff. We were one of 6 houses on our once dirt road, and now added about 12 or more. For sure, 99% are snobs and wont even wave when we drive by. Cant tell if they wave when they drive by since their all going 80mph on our rollercoaster road with so many blind spots, its suicide! Ok rant over. Lol
