Yeah… your property is worth more then theirs you don’t have any A-holes living next to you 😊 Yep, That is the worse part of owning land is dealing with neighboring A-holes. They either ride 4 wheelers daily around or have dogs they let run wild all over place or they will put a stand 5 ft from the property line. There is always an A-hole around for sure no matter where you live. Placing a stand on ground they own does in no way, shape or form make someone an a-hole. The direction facing and shots taken from that stand are the only things which would make them possibly an a-hole.

I figure it's the wife. Still testing my theory Too much time on her hands is the issue. That firewood isn't going to cut itself. Next thing you know she's going to want you to do it. She wanted that degree in forest management, use it then. Edit: don't tell her I said that. I'm mean...exactly! The neighbor lady pretends to like her but I ignore 99% of what that lady says anyways. Who has time to chat with little old ladies unless she is giving me fresh baked goods? Their mailbox is along our woods. Every time they check the mail and I am out there I make sure they don't get too cozy on my land. Dirtbags. Yep, no more theory testing needed. It is the wife

If worried about loss of investment $, Real estate is a way to protect against inflation. THIS^^^ I'm currently looking at 3 properties that join my farm with intent to buy. A 10 acre partial I'm buying in spring , another 67 acres that joins it , a neighbor and I are making offer and will split 50/50 if can work out deal. On my far far southern border is a 120 tract of Ohio river bottom ground that is all wooded, owner passed away 2 years ago and am eyeing it for a Timber investment. Although I have a desk job I own a small Logging Company that does select logging (Mainly Walnut and white oak).

I would definitely only pay cash. I got lucky, in retired from the Army in 2015 and bought a house in Fortville (grew up in Lawrence) and in the last 4 years, my property value has doubled. Next year, I want to use some of my equity and get 10-20 acres that someone hasn’t already turned into a super fun site. I’m reading everything I can on did plots and what to grow when and where for deer. You guys are a tremendous help on here by the way.

3 yrs ago I bought 62 acres for 220k in Clark county. It’s so much fun having your own place. Got 2 ponds loaded with fish a bunch of woods and a little bit of ag fields I lease to a farmer which pays a little over one monthly mortgage payment alone. Wouldn’t trade it for anything.

Mountains are constantly being eroded and sediment brought downstream.. Shorelines continue to shift and change. Humans also continue to fill along coastlines manufacturing land. Then there are places like the big island of Hawaii where acres of new land added each year.

Watched the great lakes show recently and they said land around the lakes is raising elevation by 1" a year.

Addition of soil is called accretion usually done by rivers and streams. Erosion is just displacement or movements. We lose ground around my parts to warehouses, mostly.
