Had a guy in my area just purchase some land for this price. Two plots. I thought that was high. Basically only huntable woods. Has a small amount of timber on it mostly pine. What do you guy's think. Is there that much market out there right now to think this is a good price. BB

Depends on how many acres, where it is, and the potential for the land. I saw flood plain sell for $600/acre a few years ago. And if you look in the realestate fliers you can see woods sell for as much as $5K/acre in some places. It just depends on who wants it I guess.
If they sold if for that much so it must have been priced decent for what it offered.

My 83 acres with home, in Ky, ran some $4,000 per acre, but has mostly oak, hickory, popular, pine, persimmon, and other tree species on it.

You should be able to find good hunting ground for half that price right now. The average price per acre, where I am, is anywhere from $3,000 to $4,200. Depending on the amount of acres.

Depends on the type of ground. That flood plain land is good hunting, but you run the risk of it being under water during your hunting season. Bad for deer/good for ducks.

Just me I guess, but I wouldn't even consider buying property that was flood prone unless it was a WHOLE lot cheaper than that.

Hux, It isn't just you. Many people wouldn't but that is why it is $600/acre instead of $2K/acre.

About $3,000 - $4000 per acre is the going rate for 'rough ground' around these parts ....... meaning it can't be farmed.

Hey guys, I just picked up another 15 acres of hunting / fishing ground for $2500 per acre. It has three stripper pits on it, and the balance is woodland. There is some good stuff out there, and good deals.

They just auctioned off a big farm here and one of the woods went for $6400 an acre! A logger bought it. I USED to deer hunt there until the old widow lady was put in a home and I no longer could get permission.

No, it was a private logger, who I swears owns half of Adams County. He leaves woods standing, and even allows some people to hunt on his ground.

Just depends on the time, I guess. The best Turkey and Deer land I have ever seen sold in Parke county 6 yrs. ago
200 acres went for 210,000.
80 of the 200 was tillable the rest, had been logged about 10yrs. earlier. and had just came out of CRP
