I just purchased 90 acres of good 'ol Owen County river bottom woods today! I am crapping myself, at 28 years old, I just made the best investment of my life, but it was a hard nut to crack and I did it.....this is just a hunting/investment property!!! ;D
Are there any booners in that area? Or at least good deer?

Congratulations! I am very jealous of you. I wouldn't worry about the deer, there are goo deer in every county! River bottoms are my FAVORITE places to hunt, you can get bucks from 20 miles away following the river. Good luck.

Congrats on your land. I hunted owen county a few miles from clay city. Big tracs of land without all the county roads running thru it made it a turkey heaven. I didnt get to deer hunt there but seen lots of sign. You will be happy.

WELL...
CONGRATULATIONS!!This is the ONLY way that a hunter can be sure of having a place to hunt in the future. So are we having the "First Annual Hunting Indiana Deer Hunt" there this Fall?

Good move. Owen county is where I hunted for many years before moving to Dubois county. There is some very good hunting there. Congrats.

Congratulations on the 90 acres......15 years ago that ground would have sold for $550.00 to $600.00 per acre. I have seen some going for 3 grand per acre today.(GREAT INVESTMENT) I hunt the Clay / Owen border close to Hwy. 46. All of Owen should be prime deer country. Decatur has it nailed, rivers are nature deer runs should be real good.

Finance? Paying cash....but I did talk to Farmers Credit in Martinsville. Matt Craney....tell him Donnie Mullis sent you. You do want to use a local bank if possible.
I am getting a 2nd mortgage on the house, and using the cash out of it to purchase. It is just easier that way, then I can borrow against this land to get another piece in the near future.
You want to use local bank as possible. Call me if you have questions, we've been waiting to buy for awhile and you do want to have all of your ducks in a row ahead of time. PM me for my phone number.

Congrats on the land. I was 26 when I bought my first 52 acres in Jennings Co. I wanted to wait so I could pay cash. I then recently bought 50 in Jackson and it is also paid for. I am now saving for a place in Jefferson Co. I refuse to get a loan and pay interest. I am a pay it off guy. If I cant pay for it I wont buy it. It took me a lot of 70-80 hour weeks in the summer working construction to save up but I made it.

We made it all off of houses. YOu would not believe the amount of people that can not get finaced on 60-70,000 dollar home. We have 5 for sale right now and people have no clue about their credit score or if they can get the money.

Parrothead - You are correct that there are a huge amount of people who can't get financing, and generally don't have a clue how to handle money. I wish they would drop some of the silly classes they teach in high school and require everyone to go through a basic money management course. It's going to get real ugly in the upcoming years, as people age to the point they can't physically work anymore. The amount of people on welfare and subsidized housing is going to get crazy. It's bad now, but we aint seen nothing yet.

Speaking of welfare. We have a lot of kids on free and reduced lunch. NOthing wrong with some being on it I know some people need it. I had one sheet brought back and a mom makes $50 per week. How do you make 50 per week. How? But she had a cell phone and was driving a nice 2005 car.
