The farm/woods next to my house sold yesterday. I've got the number of the new owner in my hand and I'm thinking of just offering an amount to lease instead of asking permission this time around. I'm really only interested in the wooded portion but would still like hunt the field edges for deer and turkey. 153 total acres, 117 tillable. Not looking for anything other than to walk from my house and hunt, no food plots or other uses for the ground. I know what some (crazy) prices are on some leasing web sites but I'm curious what you all think is a reasonable offer to start with.

$10 to $20 per acre is very common in my area.

I pay $12.50 per acre for year round access and I keep a camper on the place.

Fair to offer IMO would be $10 per acre for exclusive rights .... $1530 total.

Try saying WELCOME TO THE NEIGHBORHOOD MY NAME IS......... WHEN YOU GET A CHANCE SOMEDAY I WOULD LIKE TO TALK TO YOU REGARDING HUNTING YOUR PROPERTY. If this approach doesn't work then talk about watching over their property and maybe lending a hand once in a while and if this fails then start low and work up. If you go to them right away with a price they might open it up for bids and that is not what you want.

Just a idea. You may offer free labor service's if the new owner farm's?? Forming a relationship with the new owner as a neighbor and offering to help maintain the property or help with chore's may help you get long term rights to hunt the property. If that doesn't work, cash might.

Then there is always the probability that he is a Housing Developer, or he won't allow any hunting. Nothing wrong with asking permission though.

Well it's looking promising. Been unbelievably busy the last month and haven't went to talk to the guy. Sometime back I did mention the idea to my neighbor and turns out the wife cleans the owners house and knows them fairly well. Long story short, they told me today as I was leaving for work tat the guy guy said he he'd give me sole permission for $300/yr. Nothing in writing yet but i told them that I'd like to meet when ever it is good for him and we'd work it out. Hope it goes as planned.

Sounds like a good deal @ $300/year leasing fee, for 150 acres. Glad things turned out well for you, securing your hunting spot.
