My family has all decided that it is in our best interests to buy our own property. Looking for some advice. We are looking to produce at least 3 120 inch + bucks per year. Maybe 140 inch minimum if possible. Will be 100 acres +. Which counties would be best? How would you go about trying to get neighbors managing for quality? I do not want to buy a farm surrounded by guys who shoot everything and have a million hunters on their land. Are there known areas of the state where such hunt clubs are up and running? Anything else we should be thinking about? Any suggestions on realtors? I am just grateful to have this option since we are losing our lease.

Very exciting. I would just recommend finding a place close to home, that you can keep an eye on.. Otherwise you may go and find a million hunters on your property.

IMO In order to find a place as you describe you better have VERY DEEP pockets and understanding spouses.
You might also want to explore ways that your land can earn you some $ and maybe provide a few homesteads.

Location is everything.
My farm is 150 acres. Land locked. No through-road access. Bottom ground. Surrounded by farm ground and woods.
Thicker than any ground for a few miles in any direction.
River frontage.
Holds and supports a very high number of deer. Holds a very high number of bucks. Holds a very high number of mature bucks.
How many people are you talking about hunting? I would look at buying around 100 acres for every hunter if you are serious about killing a mature bucks year after year. If you are just interested in killing deer you could do it with less acres.
The right farm can be smaller and do what you want. The wrong farm could be huge and not do what you want.

My buddy's property is 100 acres, but at least 2 hours away. He cannot keep an eye on it, and local people seem to know this.

We live in Hamilton County so buying a large place close to home is not affordable. There will be 3 of us. We would buy more but around 100 acres is what we can afford. We have always hunted together and unless everyone sacrifices a little we will be hunting on our own. We have maintained a lease for 25 years that we are losing.

Location, location, location and on a track of 100 to 150 acre's, I would make sure I have some adjouning landowner's that are "deer friendly" or at minimum have some deer mgt goal's also. I have 150 acre's but also have a great neighbor with similiar goals with 220 acre's and another neighbor with 250 acre's who allow's NO HUNTING with exception of himself. (He kill's no does and trophy hunt's.) (So deer have basically 600 plus acre's with limited pressure, it doesn't get much better for me.) Agree I would want property fairly close that I could keep a watchful eye on and manage for wildlife. Provide the deer with sancutaries and plenty of food and you will have plenty of deer on your property. Not sure where you are from, but I have contact's in southern indiana. Cost wise for vacant ground you are looking at $1,500 acre minimum to $3,000 acre in my area. I have local contact's in southeasterrn Indiana if you would like to PM me. Good luck.

Living in Hamilton County, you are not going to find any affordable land that is in a good deer area less than an hour drive from home...but I'm sure you know that already. I would definitely start my search in the SE portion of the state. Great deer area and affordable land can still be found. Hunting pressure is the only down side.

If and when you decide to buy property; be certain that you buy the whole property. Many land buyers purchase land only to find that they just bought the space the land occupies. Make certain your purchase includes all mineral rights plus water, and all the lumber on that property. Hire an Attorney, to help you, and do a title search.

Switzerland and Dearborn are high on my list. Less so on my dad and grandpas. Too far and rough walking. Have leads in Parke and Greene counties. Anybody know much about these counties?

I live In Switerland. My family own's a real estate company in adjouning Ripley. So have lead's on several properties down here.

I say buy the best you can find and work it. You'll be thrilled that it's yours and you can work it the best that you can. Buy a place with turkey too. I'm happy for you.

Parke county is awesome! Thick Amish country tons of deer and it wouldn't be too far for you I would definantly consider parke.

What about the Amish killing all of the deer off? Haha I dont think that would be much of an issue there are so many deer in that county its crazy. I think it has 2buck 6doe limit last I looked ...maybe its 1 Buck, 6 doe but still. I have lots of family and friends who hunt there all take large throphy class deer consistently I personally hunt clay co. Also very good deer county but Parke has more numbers than us. I run a pretty good deer management system on a 740acre plot.

Not as many deer in parke as there used to be but still good numbers, absolutely stay as far from the amish as you can

What ever you decide to do make the most of your resources, "sticking" 2 nice bucks then loosing them is a shame and a waste.
