Got in the stand early this morning and had high hopes. First thing I had a doe and 2 yearlings come through and then a decent 8pt was about 5minutes behind them. Thought it was really going to be a good sit until I start hearing rattling 100yds or so on the other side of the thicket behind. Didn't mind at first since most of the deer come through my area first in the mornings. Then a few minutes later he buck growls or something for almost 5min straight then another rattling sequence shortly after that. All within the first hour of daylight… We're both allowed to hunt this property but I always thought he stayed near the front while I always come in from back off another property. Just a little aggravating…

Just save-up your money and buy your hunting ground. Lots of GREAT bargins out and about these days. This is a buyer's market if you do your homework.

At least the turkeys aren't spooked by his constant calling. Had 8-10 hens around me for the last 30minutes or so(or 2 rattling sequences and several buck growls/chokes)

Ya pretty sure. Same routine of long drawn out grunts followed by the rattling every 20-25min for 3hrs in the same spot.
Ended up being a decent hunt though. Saw 4 does/yearlings, a 2.5yo old 8pt and a 3.5 8pt along with close to 30turkeys by the time I climbed down at noon.

All of the above. I just prefer to go unnoticed when I'm hunting. To me the calling sounded ridiculous and whether it was a coincidence or not I didn't have anymore deer travel through the area once he started except for the 2 chasing that ran through.
I was hunting more of a travel area that if the deer want to go from A to B, they come past me. No need to call, just sit and wait.

I feel ur frustration. Owning doesn't solve all the problems though. I hunt 12ac woods directly in the middle Of a sq mi. Owned by my aunt in which my wife, son, & I r the only people allowed to hunt. At 5:05 had a truck driving in neighbors field approaching the woods. Reached reached the corner which divides 4 properties and stopped. Had window down, talking to someone on phone or in the cab quite loudly, with radio on, the slowly drove off on that same property. Least u saw something, we saw notta thing

I'm working on it on it. It's just a few years away still.… I understand but you might want to shorten your wait time as much as possible. You never know that where you are hunting now might change hands next season and you'll have lost that hunting spot. I just recently sold my Home/hunting acreage in Northwest Colorado which was around 800 acres to a group that hunted out there for several years. Reason being is I haven't hunted out there in a couple years as it was beginning to become a hassle to fly out there to hunt. I've taken 9 Elk and numerious Mule Deer out there throughout my ownership. I didn't really have to advertise that property as they came to me wanting to buy a hunting place with home so they would alway have a place to hunt in Colorado and not having to hunt on public lands. So in short if you are wanting that hunting property now is the time to buy as thing might change very soon.

3ptbuck, You should also look into getting a loan from Farm Credit Services. They deal with loans on the kinds of properties that most banks don't. This is how I bought my property this year. Every property is goin to have its headaches, even if you own it. i.e. tresspassers, dogs, etc. I lease land and am fed up as the owner rides his ATV around the property, makes major land changes, and cuts trees all during the season. Good luck though I guess with your own land at least you can take pride in knowing its yours and handling the headaches may come easier.

Good luck though I guess with your own land at least you can take pride in knowing its yours and handling the headaches may come easier. Ain't that the truth!! To avoid such issues the owner should live on said property or hire someone police their property.

I am also experiencing this headache this year. Land owners 21 yr old son took up bowhunting the day before archery started. I didnt know he was interested until my son told me he was hunting and killed a button buck. I called the grandson to talk to him and find out he killed it out of my best early season stand AND he took a buddy who also killed a button out of another one of my stands. I wasnt too happy especially when he tells me how "experienced" his buddy is. I said if he that experienced did he ever mention its rude to hunt out of someone else stands without even asking? He said nope he just said how great it was there were already a bunch of stands there for us to hunt!.... Really?! Lots and lots of other info I could share. Ill try to condense it lol lets see... the buddy doesnt eat deer meat wants to know if I want all he kills, I specifically asked them to stay out of 2 stands buddy goes and hunts one of them anyway, neither wear saftey belts, the buddy is into one man drives during early archery season, grandson killed a 6 pt last weekend and says he knows grandpa will tag a big buck if one comes past and he kills it, grandson doesnt want any more deer meat either but wants to kill at least 2 more, buddy has another friend who offered $500 to landowner if he can come and hunt too, lol. I could go on and on.
Ive hunted this farm 20 years and it sure is frustrating for this to be going on. Ive tried to get the boy to hunt with me I even invited him to hunt on my 30 acres and told him he could kill any antlerless that he wanted. but the buddy keeps wanting to go back to the big farm. Ive tried to explain to him the farm is so good because I dont kill a lot of deer off of it and I dont go stomping thru all the bedding areas and every piece of woods on the place. He shakes his head yes but the next time I talk to him they are up there doing the same things. Its bad enough the last 3-4 years of dealing with the amish on the west side that shoot at everything that moves and another guy on that side that doesnt know what private property means.

I have always wanted my Owne Land, Well I do owne Land in Ky, But Have a Chance at Buying 141 acers here in Indiana, But If I do Buy, I will never be able to Do anything? It would strap me, Heck I would be Broke? I have visited the Land 3 times and I need to make a Desision real soon? I have Talked to just about everybody I know, and I have slept on it several times, I just Can not pull the trigger. I am affraid to go So far in debt at My Age 53, and looking at Retiring from the Fire service in a Few years, I could not Live there and Work Here.
