Looking to buy 20-50 acres..this must be wooded with some clear land also,city water is a major plus plus as well as having either a creek or pond on it also is a major plus..looking to land that is in Dearborn,Ripley,Switzerland,Ohio and Jefferson county's.......

Just curious, wouldn't most land with "city water" be zoned RESIDENTAL and not AG?

They have "city water" coming out of Madison east on St. Rd. 250 darn near to Pleasant.

There are lots of rural areas in southern indiana that have municpal or city water all over the palce for several reasons. So the answer is, not always.
Good luck BD, I don't know of any land for sale in those counties but sure there are.

Must be a Southern thing, or we are just a "poor" county up here.........but then I prefer well water.

I prefer well also but no wells here my last in ripley co . was salt water drilling down here a waste of time and Money... Water haulers are in great demand tho also I am 5 miles sw of pleasant with city water

It has more to do with ability to get quality water consistently than anything else.

Haven't been down since spring but there was 50 acres between Dilsboro and Rising Sun. I think that highway is 262, but not sure right off.

I've got a friend who deals with ag/recreational farmground; he works for Halderman Farm Management & Real Estate Services. Check out their link; they are great to work with and are all over the state. I am pretty sure they've got some land listed in those areas for sale. Here's one in Franklin Co, maybe a little too far north? Lots of woods, pasture (foodplot) acreage, a cabin and a pond. I know 452 acres is a little more than you're looking for but a lot of times they divide one into tracts if it goes to auction. I second Boilermakers suggestion. I too have a friend that works for this company and it was because of this friendship that I found out about and purchased my property. Owning land that you can live on as well as hunt on is heaven on earth.
