Anyone got any good websites that list property for sale. We are looking to buy a small peice of land to hunt and fish on mabey 60 -80 acres?

depends on where your at....... I know of a lot of good property for sale... and I will tell ya if ya let me hunt and fish on it too........ J/K
About any reality site has a section for land only sales..... aside from that just drive around the country and look for signs (theya re everywhere out here I just can't afford to buy)... of course there is your local paper... and you can branch out and get a paper from a larger city and it may have some listings (but before you buy the paper check thier online edition... it will ussualy have a classified section)

We are looking around Morgan/Monroe area or Nashville area

I've been looking out towards the Nashville area. Haven't been able to find anything yet thats worth what there asking. The people in that area think there ground is worth 5-8,000 an acre. Must be something in the water in that area.

I have lived in Brown County for about 13 years now and the price of land just keeps going up and up...everyone thinks they are sitting on a gold mine. I keep looking for a house to buy with a little land and the prices are getting outrageous.

Today is the cheapest day to buy your ground, wait a few more years and it will only be more $$ as you describe. I guess just don't expect it to go down, even in a slow national market when you are at the bottom of the range like we are in most of Indiana it won't go much lower. Good luck and keep your finger on the pulse. you will find the right place for the right money.

I pulled all the paperwork on a peice we are looking at. The property was bought in 2003 for 207,000 they are asking 250,000.I understand making a profit but I think this is a bit overinflated.
Any suggestions on a starting point or a reasonable profit margin for the seller....

It depends on whether they timbered it, any changes in the area, etc... They may have bought it real low and are asking what the market is right now.

Irish you have a PM....I have 90 acres for sale.....it is reasonable all the way around.....asking $3K acre for it. It was purchased for as high as $3500 before it was logged....

With the "Subprime" Loans in such a mess real estate is NOT moving as fast as it was a few years ago. Land values may very well decline in the comming future if things get worse. Great uncertainty, in the economy, is also taking a toll on the real estate industry.

Beware of the guys that buy ground, take all the marketable timber, then split it up into tracts for sale. Land of Indiana is one of the worst.
