The fact that you've considered it enough that you ask all of us broke jealous people if we thinks it's a good idea tells me you have thought it through enough to have decided it's not a bad idea.
If ROI is a concern, call a forester and heav them give you an estimate on timber value on the property.
Small acre cash rent crop ground usually isn't worth enough to pay the taxes.
To save on tax payments, borrow the money on your currently paid off house property and take all the exemptions possible at the court house. Plus, this will leave the new property unencumbered if anything drastic happens and you find yourself in need of liquidating quickly.
Good luck. Enjoy creating the perfect rabbit ground. Don't let the deer hunters drive you too crazy when they see what excellent rabbit ground does for the deer.

I was surprised how low property taxes are out in the county. 2400 ft2 house on 46 acres, $600/year taxes. Of course no tillable acreage.
My smaller house on 3 acres on the edge of town was more than double what I pay now.

SPAN: You know your going to do it because it's a very smart thing to do.
Later in life you can always subdivide the property and sell it off as or if you need the money.
I don't have to tell you that one of the greatest feelings is to be debt free and the other is to be the owner of a desirable piece of property.
Your still young and you have plenty of time to pay it off.
