I'll make this as short and painless as possible. I have been fortunate enough to find a piece of property to lease that I am very excited about.
I had very specific search criteria: -No more than 45 minutes from home -At least 100 acres -"Hands off" property owner. I don't want to park at someone's house or be questioned every time I'm there. -ATV access -Reasonably navigable terrain -Multiple access/parking areas -Near ag fields -Within my budget
Here's what I found: -40 minutes from home, faster in the early morning with no traffic -140 acres -Owner lives out-of-state -ATV's welcome for retrieval of game, transporting stands, etc -Gently rolling terrain with a series of old logging roads -Three off road parking areas -Crop fields everywhere, including along one property line -Under budget
While I'm not real happy about "paying to hunt," it was either lease or quit. My favorite places to hunt are all 90+/- minute drives and I just don't have the time for that anymore. I have only been getting in the woods a few times a year lately and that really bothered my. Purchasing land is not a realistic option anytime in the foreseeable future. I can spend $3k/year on a lease for the rest of my hunting life and never think about paying off a plot like this one. I know, land is an investment and builds equity. That's great for those who can swing the down payment, taxes, insurance, and mortgage. Just not in the cards for me.
I plan to get busy this weekend posting signs and clearing some fallen trees from the paths.

My dad and I are in the same mindset. We lease a $1,000,000+ property for $4200/year and we get to use the house on the property during hunting seasons. We would never get a chance of owning a property like that. We have been leasing it for 6 years now and have no thoughts about quitting. We're basically just paying the taxes on the property (which we would have to do anyway if we owned it)...leasing can be a great deal if you find the right place (the hard part).

Congrats! Did you find it through an agent or find the land owner yourself? An agent that I leased through 4-5 years ago. That property was sold and I have not been able to find what I wanted until now. By the way, I hunted more that year than the combined years since then.

That sounds like you hit the jackpot. If you need or want a partner on the deal PM me and I'll clear brush and post signs and put up cameras right along with you.
In addition to splitting the costs obviously.
Plus, I haven't hunted in about 20 years so I'm not going to be much of a threat to your chances.

With leases slowly building around me more and more I had truly thought about offering to set up a lease with the farmer of our best spot (which is free now) just to insure we have a place for our future and land typically of any real value is stolen at $7000/acre and can go as high as $15,000/acre. FELL into a 22 acre sub par for building or developing too much for just hair over $2,000/acre...otherwise I'd probably made the offer.
I hate that leasing is becoming an option...no longer do some owners even care whether you help around the place, take care of it, hang signs, get thank you gifts for them and maybe even plant a tree or two for em; not to mention keep an eye on the place for em....but it is the way things are going.
I have no doubt someday I'll have to sell the chunk I bought as it will get choked out all around it by developments, so the lease securing still will happen it just got delayed.
Congrats, from what I've seen you got a sizable chunk, hopefully with good habitat for a solid rate no doubt.

Guys,don't take this wrong but I kind of gave up hunting on other people. If I can't kill it here on the family farm it just doesn't interest me anymore.I haven't taken a turkey for at least ten years,because if I don't hear them from the house it's just not worth the effort anymore.I killed out every year before then and enjoyed every minute of it but at this age I guess I see things differently.I dropped a nice buck back in 2010. He scored 167.Up to that point I had never taken one over 135 but now that i TOOK A GOOD BUCK i HAVE NO INTEREST IN TAKING ANOTHER. i USED TO GO CRAZY TRYING TO GET THE BIG ONE BUT NOW IF HE WALKS OUT IN FRONT OF ME,HE'S MINE.oTHERWISE i'M HAPPY TO TAKE A DOE. jUST THE WAY i FEEL NOW. wADE

Nothing against people that do, but I will never pay money to hunt a whitetail. Maybe I've just gotten old and have taken enough deer that it just isn't as exciting as it used to be. Whitetails are everywhere! To me , its like paying money to hunt squirrel. ✌️

Deer hunting has been a "pay to play" world for a long time in many areas of the country. It's just taken longer for Indiana to catch up....
But now that the "barn door" is open, there is no closing it....

With the owner living out of state, you may have a problem with trespassers. I'd definitely get some sort of arrangement where you are allowed to handle prosecutions. Hopefully the property will be everything you want it to be and more.
Myself, there's no way I'd drop even a thousand a year to hunt somewhere. I've killed a lot of really nice bucks over the years, and I wouldn't have paid a grand to kill any of them, even if guaranteed. Don't get me wrong, I love deer hunting. Short of a state or world record, no buck is worth thousands to me. I'm a tightwad. I prefer to keep my money and knock on a thousand doors instead. Lol!

I have not paid for a haircut in better than 20 years. But would certainly consider a lease if the right place was offered at the right price and conditions
