In 79 coal was at an all time high in value and there was several very small non union mines that popped up in Pike that were not ran in the land owners best intent and there were some that left the land in a mess and then vanished. Probably what happen here for your friend.

Free to hunt on public land. Leasing is to expansive and don't exactly know farmers who would let me hunt for free.
